STRAIGHTFORWARD ANSWERS

Before you get started.

Questions from the conversations clients have with us: drawings, fees, permissions, technical design and what happens next.

Getting started

What do you need for an initial quotation?

Your project postcode, the type of property and a short description of what you want to change. Photographs or existing plans help, but you do not need a complete design brief to get in touch.

How much will my drawings cost?

We quote for your project and the work you need. Your written proposal sets out the drawings, application support, revision allowance and payment stages. Council charges and specialist reports are identified separately.

Can I start with advice before ordering drawings?

Yes. Tell us what you are considering and what you need to understand. Where a feasibility review or pre-application submission would help, we can quote for that as a separate first stage.

How long will my drawings take?

For many straightforward projects we aim to prepare initial drawings in around a week after receiving the required information and agreed payment. We confirm the programme in your quotation. Revisions, surveys and specialist work can extend it; council decisions have a separate timetable.

How many changes can I make?

Your quotation confirms the included revision allowance. Discuss changes with us as the design develops; we will agree any additional scope or fees before undertaking extra work.

Can I pay in stages?

We set out payment stages in your written quotation. Many packages use an initial payment and a balance before submission or release of the final documents. The accepted quotation governs your project.

Can you work from my own measurements?

Sometimes, for an agreed remote package. We first decide whether the information is reliable and suitable for the proposed work. A measured survey may still be needed.

Can you use drawings prepared by someone else?

Send them for review with confirmation that you have permission to use them. We check their scope and suitability before quoting; adopting existing drawings is not automatic.

Will you give a fixed price?

We provide a written quotation for a defined scope. New requirements, extra revisions or specialist reports are discussed separately before additional work is instructed.

Planning & permissions

Do I need planning permission for an extension or loft conversion?

Some work may be permitted development, but the route depends on the property, its planning history, location and the proposed design. We assess the relevant constraints before recommending an application route. Rules differ across the UK.

What is a lawful development certificate (LDC)?

An LDC is a formal local-authority decision about the lawfulness of existing or proposed development for planning purposes. For a permitted-development proposal, it can provide useful written confirmation. It does not replace building regulations approval.

Can you guarantee planning approval?

No. The local planning authority makes the decision. We can prepare drawings and the agreed supporting information, explain relevant considerations and respond to enquiries within the appointed scope.

Will you submit the application and speak to the council?

Where application-agent support is included in your quotation, we prepare and submit the agreed application and handle the agreed correspondence. Additional reports, redesigns or further applications may require a separate appointment.

Are council fees included?

Not unless expressly included in your written quotation. Application fees, portal charges, building-control charges and specialist consultant fees are shown separately where relevant.

Does planning permission also approve the construction?

No. Planning and building regulations address different matters. Identify the technical design and approval route before starting work.

What if the council refuses my application?

We can review the reasons and discuss whether a revised proposal is realistic. Appeals need a separate assessment and have deadlines; send the full decision notice promptly.

Can you help with a difficult officer response?

Yes. Send the application reference, drawings and complete correspondence. We can quote for a review and an evidence-led response within an agreed scope.

Is pre-application advice binding?

No. It can help identify issues but is not a permission or a promise of approval. We focus the submission on the questions that will inform your next decision.

How long does a planning decision take?

Most ordinary planning applications are targeted for a decision within eight weeks after validation, but extensions of time and delays occur. Preparation time is separate.

What are planning conditions?

They are requirements attached to a permission. Read the precise wording and timing: some need further information and written approval before a specified stage.

Does my neighbour’s extension mean mine will be approved?

It may provide useful context, but the proposal, site history and policies must be considered individually. A nearby approval is not a guarantee.

Can a flat or maisonette use householder permitted development?

Do not assume it can. Householder rights apply to qualifying houses; flats and maisonettes have a different position. The actual building and use need checking.

Do I always need a Design and Access Statement?

No. Requirements depend on the application and site. We check the authority’s validation requirements and agree the supporting information needed.

Garden rooms & annexes

Does a garden office always need planning permission?

Not always. The proposed use, height, position, site coverage and property restrictions all matter. A building used as separate living accommodation cannot simply be treated as a garden office. Send us the intended use and an outline of the design.

Can an annexe be used for someone to live in?

The planning position depends on the intended use and relationship with the main home. Sleeping accommodation, independent occupation or a separate dwelling can change the requirements. We review the brief before recommending an application route.

Is a garden room exempt from building regulations?

Some small detached buildings qualify for exemptions, subject to conditions including floor area, boundary proximity, construction and sleeping use. Electrical work and other relevant requirements can still apply. Ask the building-control body to confirm the position for your proposal.

Does calling it an annexe avoid planning permission?

No. The design and intended use matter. Explain who will use it, whether it includes sleeping facilities and how it relates to the main home.

Can I have a kitchen or bathroom in a garden building?

Those features need to be considered alongside the actual use, occupation and relationship with the house. Do not assume an outbuilding permission covers independent accommodation.

Does a container follow different rules?

Using a container does not automatically remove planning or building-regulation requirements. Its siting, works and use need assessment.

Can a garden office become a bedroom later?

A change to sleeping accommodation can alter the planning and building-regulation position. Check before changing the use.

Technical design & construction

Are planning drawings the same as building regulations drawings?

No. Planning drawings support assessment of the proposal’s planning merits. Technical drawings provide the agreed construction information for building regulations and coordination. Approval under one system does not replace the other.

Can you arrange structural calculations?

We can help arrange an appropriately appointed structural engineer for residential work. Structural design and calculations are produced by the engineer; their scope, fee and any site requirements are confirmed separately.

Do you provide building control approval?

We arrange technical drawing support within the agreed scope. The relevant building-control body assesses the application and carries out its functions. Drawings alone do not constitute approval or a completion certificate.

Do you act as Principal Designer?

We do not offer a Principal Designer appointment. The project’s statutory roles and responsibilities must be considered and agreed before work starts. Our drawing or coordination scope should not be taken as confirmation that those duties have been discharged.

Can I start building when planning is approved?

Planning permission is one part of the process. Check the decision conditions, building regulations, structural information and any other necessary consents or agreements before starting. Your builder must work from suitable, coordinated information.

Can you specify my steel beam or joists from a photograph?

No. Structural design needs an appropriately appointed engineer and reliable information about the building, loads and supports.

Are a survey and structural report the same?

No. A measured survey records geometry. A structural inspection or report addresses a different brief and requires the appropriate specialist.

Who inspects the building work?

The relevant building-control body carries out its inspection functions. Confirm the inspection stages before work begins; our drawing service does not itself provide site inspection or certification.

Do my drains or nearby trees matter?

They can affect the design, foundations and approvals needed. Send drainage information and details of nearby trees early so the relevant specialists can assess them.

Do you manage the builder?

Not under a standard drawing package. Tender support, contract administration or site services would need an expressly agreed separate scope.

What happens after planning permission?

Review the conditions, finalise technical and structural information, agree the building-control route and confirm other relevant permissions before organising construction.

Working with us

Can you work remotely on my property?

Yes. We first agree how reliable existing-property information will be obtained. That might be an appropriate survey, verified existing drawings or client measurements where suitable. We confirm what is acceptable for your particular package.

Where are you based and which areas do you cover?

We are based near Wolverhampton, with a core focus on Wolverhampton, Dudley, Halesowen and Oldbury. We also support remote projects across the UK. Site visits and survey arrangements are confirmed individually.

What is the easiest way to contact you?

WhatsApp is a convenient place to send your initial project details and photographs. You can also use our quotation form, email us or call 01902 239360. We will confirm next steps after reviewing your enquiry.

Who will I work with?

Ryan leads the business and design approach, supported by freelance drawing assistance and external specialists where needed. Your appointment explains the agreed responsibilities.

Are you insured?

Affordable Architectural holds professional indemnity and public liability insurance. We can provide relevant evidence for the appointed scope when requested.

Is the 24/7 line answered by a person?

Yes. Our human reception service can take enquiries around the clock. A designer is not continuously on call; Ryan or the relevant project contact responds by arrangement.

Can I message on WhatsApp instead of calling?

Yes. WhatsApp is our preferred starting point for photographs, the address and a short brief. We respond when available; it is not an emergency service.

Can I receive a guide before requesting a quote?

Yes. Use the guide request on this page. Email updates are a separate optional choice.

How do I check your reviews?

Visit our reviews page for client feedback and a link to find Affordable Architectural on Google.

Will my project appear in your portfolio?

We agree suitable material and permissions before sharing project images or a case study. Please tell us about any privacy requirements.
