When is pre-application advice useful?

Government guidance describes pre-application engagement as a way to identify issues and information requirements early. Advice given before submission cannot predetermine the outcome of a later application: the proposal still needs to be assessed through the appropriate process. [1]

A pre-application enquiry is most useful when you can name the issue it should help resolve. That might be the principle of a new use, the scale of a proposal or the supporting work likely to be required. An unfocused enquiry can produce an equally broad response.

The authority needs a clear description and sufficient drawings or site information to understand the proposal. A survey and initial layouts can therefore be necessary before submission. We explain that preparation separately from the council’s charge.

Read the advice against your priorities and budget. It can inform the next design stage but does not bind the eventual planning decision. We can help identify what to change, what further evidence to commission and whether it is sensible to proceed.

Requirements depend on the property and the work proposed. For project-specific advice, the relevant drawings, site information and professional scope need to be considered together.
