Planning approved: what happens next?
Affordable Architectural · England-focused guidance

Approval of a planning application does not remove the need to comply with its conditions. Building regulations are a separate part of the process. Before construction, establish what information, approvals and inspections the particular work requires. [1][2]
Keep the decision notice and approved drawings together. Read the conditions and compare the approved proposal with what you intend to build. Changes may need further review before proceeding.
Agree the technical drawing and engineering package appropriate to the work. Confirm who is coordinating each part and how the building-control process will be handled. Builders need information suited to construction, not simply an attractive concept.
Give the contractor the current coordinated documents and relevant condition requirements. Agree who will deal with queries and how changes will be recorded. Keep approvals, inspection records and completion documentation with the property information as the project progresses.
Requirements depend on the property and the work proposed. For project-specific advice, the relevant drawings, site information and professional scope need to be considered together.
