Planning drawings vs building regulations drawings

Planning and building regulations serve different purposes. A proposal can need approval under both systems, so planning drawings should not be assumed to be a complete construction package. Building regulations cover matters including construction and alterations; the exact technical information depends on the work. [1]

A planning package explains the proposed development: its size, layout, appearance and relationship with the site. A technical package develops the information needed for the construction stage. Treating one as a substitute for the other creates uncertainty for everyone involved.

Once a layout is settled, ask what technical information the project requires and who will prepare it. Structural information, existing-site details and the planning decision should be coordinated with the drawing package. Changing the design later can affect more than one set of documents.

Send the latest drawings, the planning decision if available, any engineer’s information and a short description of what you want the next package to achieve. We can then define our scope and identify separate appointments or charges.

Requirements depend on the property and the work proposed. For project-specific advice, the relevant drawings, site information and professional scope need to be considered together.
